Hello! Welcome to my new blog
I’m passionate about property and want to share my experiences and journey as a newbie to property development with you. I will also be sharing expertise, knowledge, hints and tips on the property industry in the UK.
I am not claiming to be an expert, so please also do your own research. I have spent the last year doing research before starting my journey.  I am just hoping that by sharing my experiences and journey that it will help any other budding property lovers along their path too.
I currently own one property and am the very beginning of my property development journey, so I have a lot to learn along the way. 
I have listened to many e-books over the last year (which I will tell you all about), through the amazon audible app. I have attended an intense 3 day ‘Property fundimentals’ course which was fantastic, and my parents are currently ‘flipping’ around 2 properties a year too. For those of you not used to the term ‘flipping’, this is when you buy a property and add value to it and then sell it or remortgage it for a higher price.
My first home is currently on the market and I am selling it to buy a property that I can add value to and flip within a 6 month period (this is the minimum a property must now be owned).
Tips for the presentation of your property when selling
I feel that presentation of your property is mainly common sense, for example, what would you look for when buying a property? Simple things can make a huge difference. 
When putting your home on the market have a good look at the kerb appeal, does the front door need a lick of paint or cleaning, is the garden tidy or does your welcome mat look old and shabby? It is the first thing potential buyers will see, so try your best to make it as lovely and inviting as possible.
Secondly, when you’re having photographs taken by the estate agent, ensure that you have tidied away any clutter (even temporarily into a box out of sight), move anything unsightly like tea towels or dog beds etc and make the spaces look as open as possible; for example, light coloured bedding or re-painting a wall in a neutral colour.
You can also move furniture around for the pictures if required, so don’t be afraid to tell the estate agent how you want it to look or if you’re not pleased with a photo or description. A good estate agent will concentrate on the best selling point of the property, but if they have failed to mention it in the description then tell them to add it in! It may have lots of land or an amazing conservatory, but this should be pointed out.
