A lot has happened...

Well...a lot has happened in last 18 months for absolutely everyone. I have been working from home for the NHS since March 2020 and it did take some time to adjust to a new way of working. I have always been a people person and am extroverted, so going from working in a bustling office environment to suddenly working from home everyday and not seeing human beings face-to-face was a massive change for me (as I am sure it was for a lot of people!).  Silver linings of working from home: 1. I was at home throughout the duration of our dog being ill; he had a malignant cancerous tumour removed from his paw (which we caught very early thank god), however this resulted in him then now having Epilepsy and it has taken until now to get his meds about right for him to only have a seizure about once a month. 2. We have been able to get along well (but slowly) with our house renovation. 3. Time and travel costs have been saved, as I no longer have to drive to work and back. The house renovatio...

Our first property sale

Hey!  Soooo I have been away from the blog for quite some time :-/ I guess life just took over, so I would like to bring you up to date, starting with the sale of our first property. I suppose we could have quite easily stayed in our first property for another five years comfortably, but with the change in mindset, this was just not something that we wanted to do. We were really keen to move onwards and upwards and work our way up the property ladder and get stuck into property development.  One of the biggest decisions to sell the property was the fact that we were part of the ‘help to buy’ government scheme, where they lend you 20% of the property purchase price, so that you have to obtain less of a mortgage. This was perfect for us at the time of purchasing the property, as my partner did not have his self-employment finance ‘books’ in order as such, and as you know, mortgages are only offered on the profit of someone who is self-employed; whereas mortgages are offered on ...

Credit report/score essentials

In my last blog I promised to talk next about improving your credit rating and providing some useful hints and tips. In your very first steps to becoming involved in property it can be a daunting prospect knowing exactly where to start. Knowing your credit report and the financing possibilities for your own situation is definitely one of the first steps. I feel that without knowing this information you can't really begin to create a plan for how you're going to achieve your end goal. The main 3 credit reference agencies in the UK are: Experian , Eqifax and callcredit. These agencies gather information about your credit and payment history and compile it into a credit report along with a credit score to show lenders how reliable you would be at paying them back. My Decision to start the property journey

Hey 😊 So, I thought it would be a good idea to explain what made me make the decision to start my property development journey. I have a well paid job working for the National Health Service in the UK and although I am great at my job and I realise that I am lucky to have a good job, I did start as an apprentice and work my way up to be in the position that I am currently. I kind of fell into working as an IT trainer, as I never really wanted to go to university and come out without a guaranteed job, no work experience and debts up to my eyeballs; it just didn't appeal to me when I could be working and earning straight away. I have been very fortunate in the sense that I have had all of my education funded within my jobs in the NHS. I have completed an NVQ Level 2 and level 3 in business administration and a level 4 certificate in teaching in the lifelong learning sector, a level 4 NVQ assessor award and lots of other useful courses in the last 10 years. Hello! Welcome to my new blog .  I’m passionate about property and want to share my experiences and journey as a newbie to property development with you. I will also be sharing expertise, knowledge, hints and tips on the property industry in the UK. I am not claiming to be an expert, so please also do your own research.
